What we collect, why we collect it, who we share it with, and, more importantly, who we never share it with. Written to be read rather than skimmed past.

Who we are

Holmes Luxury Window Cleaning ("Holmes," "we," "us," or "our") is a residential exterior-cleaning company operating in Omaha, Nebraska and the surrounding metropolitan area. We provide window cleaning, pressure washing, and gutter cleaning services to homeowners across Omaha, Elkhorn, Papillion, Bellevue, Bennington, Gretna, Valley, Yutan, and Ashland.

This Privacy Policy explains what information we collect when you visit our website, request an estimate, or become a customer; how we use that information; who we share it with and who we do not; and the choices and rights you have over it. It applies to our website and to every method by which you contact us, including our online estimate form, telephone, email, and text message.

We have written this policy to be read, not to be skimmed past. If anything in it is unclear, call us at (402) 213-5300 and we will explain it in plain language.

Information we collect

We collect only what we need in order to quote your property accurately, schedule the work, perform it, and follow up afterwards. In practice that falls into three categories.

Information you give us directly. When you submit our estimate form, call us, or text us, you may provide your name, telephone number, email address, and the street address of the property to be serviced. You may also tell us which services you are interested in, roughly how long it has been since the property was last cleaned, and any access notes such as gate codes, dogs on the property, or parking constraints. If you become a customer, we retain a record of the services performed, the dates of each visit, and any notes relevant to servicing your property well on a return visit, for example that a particular window requires a ladder or that hard water spotting was treated on the south elevation.

Information collected automatically. Like nearly every website, ours records basic technical information when you visit: your IP address, browser type and version, device type, operating system, the pages you view, the time and date of your visit, and the referring page or search term that brought you here. This information is aggregate and technical, and we use it to understand which pages are useful and whether the site is working correctly.

Information from service providers. If you find us through a search engine, an online directory, or a review platform, that provider may pass us limited information about how you arrived. If you leave us a public review, that review and the name attached to it are published by the review platform under its own terms, not ours.

We do not collect payment card numbers through this website. We do not knowingly collect information from anyone under the age of eighteen.

How we use your information

We use the information described above for the following purposes, and no others.

To respond to you. The single most common use is the obvious one: you asked for a quote, so we use your address to assess the property, and your phone number or email to send you a number back, normally within 24 hours.

To schedule and perform the work. We use your contact details and access notes to confirm a date, tell you when we are on the way, and complete the service properly.

To follow up. After a visit we may contact you to confirm you are satisfied, because our guarantee means we are not finished until you say so. If you are on a recurring service plan, we contact you to schedule the next visit.

To send you messages you have asked for. If you have expressly opted in, we may send you text messages. This is covered in detail in the SMS section below.

To improve the website and our service. We review aggregate technical data to see which pages help people and which do not, and we use what customers tell us to do the work better.

To meet our legal and accounting obligations. We retain records of services performed and payments received for the period required by Nebraska law and by our accountant.

We do not use your information to build advertising profiles, and we do not sell it. Ever.

Text messages and SMS consent

We may send text messages to customers and prospective customers who have expressly consented to receive them. Consent is never a condition of getting a quote, booking a service, or receiving any part of our service. You can request a quote, book work, and remain a customer indefinitely without ever agreeing to receive a text message from us.

Consent is collected through an optional checkbox on our estimate form. That checkbox is unchecked by default. You must tick it yourself for us to text you. We offer two separate consents, and you may give one, both, or neither: a non-marketing consent covering appointment confirmations, scheduling, reminders, and service updates; and a marketing consent covering seasonal offers, service-plan promotions, and discounts.

Message frequency varies depending on your service schedule and the messages you have opted into. Message and data rates may apply, depending on your mobile carrier and plan.

You may opt out at any time by replying STOP to any message from us. You will receive one final message confirming that you have been unsubscribed, and we will not text you again unless you opt back in. Reply HELP to any message for help, or call us at (402) 213-5300.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Who we share information with

We do not sell, rent, or trade your personal information to anyone, for any purpose, at any price.

We share information only with the service providers that make it possible for us to run the business, and only to the extent they need it to do their job for us. That includes our customer-relationship and scheduling software, which stores your contact details and job history; our telephone and messaging provider, which transmits calls and texts; our website host; and our payment processor, which handles transactions directly and does not pass card numbers back to us. Each of these providers is bound to use your information only to provide services to us.

We may disclose information where we are legally required to, in response to a valid subpoena, court order, or lawful request from a government authority, or where disclosure is necessary to protect our legal rights, investigate suspected fraud, or protect the safety of any person.

If the business were ever sold or merged, customer records could transfer to the new owner as part of that transaction. If that happens, we will say so on this page before the transfer takes effect.

As stated in the SMS section above, mobile opt-in data and consent are never shared with third parties under any circumstances, including in the situations described in this section other than where legally compelled.

Cookies and website analytics

Our website uses a small number of cookies and similar technologies. Some are strictly necessary, because they make the site function, remember your form entries within a session, and keep things working as you move between pages. Others are analytics cookies, which tell us in aggregate how many people visited a page, how they found it, and whether they got where they were going.

We do not use cookies to track you across other websites, and we do not run advertising-network pixels that follow you around the internet.

You can control cookies through your browser settings. Every major browser lets you block cookies, delete existing ones, or warn you before one is set. Blocking strictly necessary cookies may cause parts of the site, most notably the estimate form, to stop working correctly.

Some browsers transmit a "Do Not Track" signal. There is no industry-standard response to that signal, so we do not currently respond to it. We do not track you across third-party sites regardless.

Security and how long we keep information

We take reasonable and appropriate measures to protect the information you give us, including transmitting this website over HTTPS, limiting access to customer records to the people who need it, and using reputable providers with their own security programs.

No method of transmission over the internet and no method of electronic storage is completely secure. We cannot and do not guarantee absolute security, and we will not claim otherwise.

We keep your information only as long as we have a reason to. Quote requests that do not become jobs are retained for a limited period so that we can follow up and so we have a record if you contact us again. Customer records are retained for as long as you are a customer and afterwards for the period required for tax, accounting, and warranty purposes. SMS consent records are retained for as long as you remain opted in, and for a period afterwards as proof that consent was properly obtained, which carriers require us to be able to demonstrate.

You may ask us to delete your information at any time, subject to records we are legally required to keep.

Your choices and rights

You may ask us what personal information we hold about you, and we will tell you. You may ask us to correct anything that is wrong. You may ask us to delete your information, and we will do so except where we are required to retain it. You may opt out of marketing communications at any time, by replying STOP to a text, using the unsubscribe link in an email, or simply telling us.

Residents of states with comprehensive privacy legislation may have additional statutory rights. We extend the rights described above to all of our customers regardless of where they live, because drawing a distinction seemed pointless for a business that works one metropolitan area.

Changes to this policy, and how to reach us

If we change this policy we will update the effective date at the top of this page. If a change is significant, for example if we ever began sharing information in a way this policy does not currently permit, we will say so prominently rather than quietly editing the text.
