Bellevue has the metro's widest spread of housing age, from mid-century ranches with storm windows and screens through to new build. Older homes usually need the screens and tracks doing as much as the glass.

Across the metro the constant is the water: Metropolitan Utilities District lime-softens the supply to about 10 grains per gallon, which is hard enough that sprinkler overspray dries into mineral spotting and, left long enough, etches the glass. On any recurring plan we remove it at no charge.

Bellevue questions

Do you take the storm windows off, or just clean around them?

Off. The cavity between a storm and the primary sash is where the dead insects and the condensation staining live, and no amount of work on the outer face reaches it. That is most of why a Bellevue ranch takes longer than its window count suggests, and it is the first thing a fast crew skips.

My windows are foggy between the panes. Can you clean that?

No, and neither can anyone else. The seal has failed and moisture is condensing on interior faces of the glass. Cleaning does nothing, because the dirty surfaces are inside the unit. The fix is a replacement sealed unit from a glass company, and your frame and sash are usually still fine.

Will my old aluminum screens survive being taken out?

Some will not, and we tell you which ones look doubtful before touching them. Decades of sun make the mesh brittle and the spline shrinks hard into its channel. Where a frame looks likely to come apart in our hands, we leave it in place. A clean screen is not worth a broken one.

The north side of my house goes green again every year. Why?

A river valley keeps that wall damp, and most washes only remove what you can see. Algae has a root structure down into the surface texture. Blast the visible layer off and it regrows within a couple of months. Low pressure with a cleaning solution kills it and lasts materially longer.

Will pressure washing strip the paint off my old Bellevue house?

It can, and on anything painted before 1978 we will not take the risk. Failing paint comes away in chips that spread across your yard. We hand wash at low pressure instead, or we tell you the siding wants a painter before it wants a cleaner and walk away from the job.

Can you clean the steps and retaining wall on a bluff lot?

Concrete steps and block walls, yes, and the moss on the north face is worth doing because it is slippery underfoot. Old railroad-tie walls we turn down, since the timber is soft and pressure splinters it. We also work out where the runoff goes first, because a slope will channel it somewhere.

When should gutters be cleaned in Bellevue?

Later than most of the metro. Oaks along the bluffs and through the older neighborhoods drop weeks behind everything else, so late November is usually right, ahead of the first hard freeze. Heavy canopy properties want an early summer visit on top of that one.

You found a sagging gutter. Are you about to sell me new ones?

No. We clean gutters and do not sell or hang them, so a sag we photograph earns us nothing at all. We show you what we found, what it will do if it sits, and roughly which trade fixes it. After that it is your call with no push from us.

Do clean gutters stop ice dams?

No, and anyone who tells you otherwise is selling something. Ice dams form when heat escaping into the attic melts snow on the roof and that water refreezes at the cold eave. Clear gutters let the meltwater leave, but the cause is insulation and ventilation. That is an attic job.
