The city sits against the Loess Hills, the housing stock runs older than most of the metro, and the water comes from a different utility, so the hard water assumptions that hold in Omaha do not automatically carry across the river.

Council Bluffs questions
Why would a Council Bluffs quote come out different from an Omaha one for the same size house?
Older stock, mostly. More storm windows to pull, more small panes to finish by hand, more aged screens that have to be handled slowly. Square footage tells you very little here. We count panes and look at what is hanging in front of them before putting a number on anything.
Is the water over here hard enough to spot my glass?
We do not publish a number for it, because this is not Omaha's supply and we are not going to repeat a figure we have not verified ourselves. Instead we test a low corner of an affected window. That shows whether you have surface deposit or etching, which is the answer that actually changes the work.
Can you just clean the outside of my storms without pulling them off?
We can wipe that outer face, but it is not cleaning the window. Once a storm is on there are four surfaces, and the dead insects and condensation staining live in the cavity between the two units. Skipping the removal is the main thing a suspiciously cheap quote is hiding.
If you wash my driveway on the hill, where does all that water end up?
Downhill, which is why it gets planned. We look at the run-out before anything starts, pre-wet plantings so nothing takes concentrate dry, and keep the mix clear of anything draining straight into a neighbor's beds. On a steep lot that planning is most of the job.
My retaining wall is green. Will cleaning it damage the wall?
Cleaning it should not. Pressure might. We treat the growth with chemistry at low pressure and rinse, rather than blasting, because the mortar or block face is usually softer than the algae is stubborn. If the wall is leaning or the weeps are plugged, we point that out and stop there.
How often does a house in Council Bluffs need washing?
North elevations sooner than the rest. Growth on the damp side of a bluff house returns faster than film does on the sunny side, so plenty of properties are better served doing two sides every year than all four every other year. Ask at the quote and we will say which pattern fits.
My downspout disappears into the ground. Can you clear that?
We will flush it and watch where the water surfaces. If it runs, good. If it backs up, that is a buried line problem and you want someone with a camera and a shovel. We would rather hand that off than charge you for guessing at what is under the yard.
