Glass in Papillion has its own problems

Papillion homes lean newer with generous window counts and plenty of irrigated lawn, which is the exact recipe for hard water spotting on first-floor glass. Sprinkler overspray is the most common thing we treat out here.
Across the metro the constant is the water: Metropolitan Utilities District lime-softens the supply to about 10 grains per gallon, which is hard enough that sprinkler overspray dries into mineral spotting and, left long enough, etches the glass. On any recurring plan we remove it at no charge.

Papillion questions
Can hard water spots come off my windows, or are they permanent?
Depends how long they have been building. Surface mineral lifts with a mild acidic treatment. Once the deposit has bitten into the glass you are into polishing, which improves it but never returns it to new. We test a small patch on the least visible elevation and show you which one you have.
Why do the same few windows in Papillion keep spotting when the rest look fine?
A sprinkler head is hitting them. A timer runs whether or not a head has drifted out of alignment, so one bad head waters the same elevation every cycle all season. We will point out which heads are doing it while we are on the property. Turning one twenty degrees costs you nothing.
Should I shut the sprinklers off before you come?
Just pause the affected zones for a day. Fresh mineral drying on glass we finished that morning is the one thing that undoes the work before we have left the street. Twenty-four hours is plenty. You do not need to shut the whole system down for us.
Why is the shaded edge of my driveway green?
Ground watered on a timer never fully dries, and concrete beside it stays damp along that edge. Damp shade grows algae. It gets genuinely slippery well before it looks bad, which is why we treat a green front walk as a safety job rather than an appearance one.
Will pressure washing damage my stamped concrete patio?
It can. The color and pattern sit in a thin surface layer under a sealer, and too much pressure strips that sealer unevenly, which reads worse than the dirt did. Stamped and colored concrete gets the lowest setting we run, and we will tell you if the sealer is already failing.
How often does a Papillion driveway actually need washing?
Once a year for most. If the green shaded edge is your problem, late summer beats spring, because you kill the growth at full extent instead of knocking it back early. If winter salt in the slab is the problem, spring is the visit that matters. We will ask which one you have.
How often do gutters need cleaning in Papillion?
Twice a year for most houses. June after the creek-corridor trees drop, then mid-November. If you back onto the Papio with mature trees behind you, that is a genuine two-visit property. Out on an open new-build lot with young landscaping, one well-timed fall visit usually does the job.
Do you install gutter guards?
No. We clean gutters and nothing else, which means anything we find up there earns us no second sale. Guards handle large leaves reasonably and do very little about the fine seed material that plugs a downspout elbow. Plenty of companies will sell you a set. We are not one of them.
My downspout empties right next to the house. Does that matter?
Yes, and it matters more than whether the trough is clean. Everything landing on that roof gets concentrated into one discharge point, and dropping it beside the wall storm after storm is how basements get wet. An extension costs a few dollars and you can fit it yourself. We check every spout.
