Holmes Luxury Window Cleaning provides residential exterior cleaning services in the Omaha metropolitan area, specifically window cleaning, pressure washing, and gutter cleaning, together with the component services described elsewhere on this website such as hard water stain removal, window screen cleaning, and driveway and concrete cleaning.

All quotes are specific to the property they were prepared for. Pricing depends on pane count, building height, access, surface type, and the condition of the property at the time of quoting. A quote is an offer to perform the described work at the stated price and is valid for a reasonable period; if the condition of the property changes materially between quoting and performing the work, we will tell you before proceeding rather than adjusting the price afterwards.

We reserve the right to decline work where we judge that it cannot be performed safely, where the property is inaccessible, or where the work falls outside what we are equipped to do well. If we decline, we will say so plainly and, where we can, tell you who might be a better fit.

Exterior cleaning is weather-dependent. We may reschedule for rain, high wind, lightning, freezing temperatures, or any condition that makes the work unsafe or the result unsatisfactory. We will give you as much notice as we can, and rescheduling for weather carries no charge.

You are responsible for providing safe access to the property on the scheduled day, including unlocking gates, securing pets, and moving vehicles where access requires it. If we cannot access the property or a substantial part of it, we will complete what we can and contact you about the remainder.

If you need to cancel or reschedule, please give us as much notice as you reasonably can. We are a small operation and a same-day cancellation is a day we cannot fill.

We're not done until you're completely happy with the results. If something is not right, tell us before we leave or call us afterwards, and we will come back and put it right at no charge.

Customers on a recurring service plan receive our 14-Day Rain Guarantee: if it rains within fourteen days of a completed window cleaning, we will return and re-clean the affected exterior glass at no charge. The guarantee covers exterior glass and applies once per service visit. It does not cover damage, staining, or soiling caused by anything other than ordinary rainfall, for example construction dust, sprinkler overspray occurring after the visit, or storm-driven mud.

Hard water stain removal is included at no additional charge for customers on a recurring plan. Mineral etching that has penetrated the glass surface may not be fully removable; where that is the case we will tell you what we can and cannot achieve before performing the work rather than afterwards.

Payment is due on completion of the work unless we have agreed otherwise in writing. We accept the payment methods communicated to you at the time of booking.

Service plan discounts apply to each visit performed under the plan. Plans require no commitment and no minimum term; you may discontinue at any time. If you discontinue mid-cycle, the discount applies to visits already performed and lapses for future visits.

Quoted prices do not include applicable taxes unless expressly stated.

Message types. This website does not collect consent to text you. If you have given us permission by another route, we may send appointment confirmations, scheduling messages, on-the-way notifications, service reminders and follow-up messages after a visit, and, where you have separately agreed to marketing messages, seasonal offers, service-plan promotions and discounts. Marketing and non-marketing permissions are treated separately and you may give either, both, or neither.

Message frequency varies depending on your service schedule and which consents you have given.

Message and data rates may apply. Charges are set by your mobile carrier, not by us, and depend on your plan.

Carriers are not liable for delayed or undelivered messages. Delivery depends on your carrier's network and on factors outside our control.

Consent to receive text messages is not a condition of purchasing any goods or services from us.

You may use this website for the purpose of learning about our services and contacting us. You may not use it to transmit unlawful content, attempt to gain unauthorised access to any system, scrape it at a volume that degrades service for others, or misrepresent yourself.

All content on this site, including text, photographs, graphics, logos and layout, is owned by Holmes Luxury Window Cleaning or used with permission, and is protected by copyright. You may not reproduce it for commercial purposes without our written permission. Photographs of completed work depict real jobs performed by us at real properties, published with the property owner's permission where the property is identifiable.

We try to keep the information on this site accurate and current, but we do not warrant that it is free of errors or omissions. Nothing on this site constitutes a binding offer until we have provided you with a specific quote for your property.

We perform our work with reasonable skill and care. We are responsible for damage we cause through our own negligence, and if we damage something, we will say so and make it right.

We are not responsible for pre-existing conditions or defects that our work reveals rather than causes, for example failed window seals that become visible once the glass is clean, deteriorated glazing putty, previously damaged screens, loose or improperly fastened gutters, or mineral etching that predates our involvement. Where we identify a pre-existing condition, we will tell you about it.

To the fullest extent permitted by Nebraska law, our total liability arising out of or relating to the services is limited to the amount you paid us for the service giving rise to the claim. We are not liable for indirect, incidental, or consequential damages.

Nothing in these terms limits any liability that cannot lawfully be limited.

These terms are governed by the laws of the State of Nebraska, without regard to its conflict-of-laws provisions. Any dispute arising under them will be brought in the state or federal courts located in Douglas County, Nebraska.

If any provision of these terms is found unenforceable, the remaining provisions continue in full force.
