Two-story glass and safe access

Plenty of Omaha homes, particularly newer builds out west, have tall entryway glass and two-story stairwell windows that cannot be reached from a stepladder.

Where we can reach safely, we hand-finish. Where height or footing makes ladder work unsafe, we use a water-fed pole system. We will not put a ladder somewhere it should not go to save time, and if an elevation genuinely cannot be done safely we will tell you rather than attempting it.

What a rinse alone will not remove

Pure-water pole systems are useful and we use them where they suit. They are not a universal answer, and it is worth knowing the limits.

Mineral deposits from hard water do not rinse off. They need a dedicated compound. Bonded organic growth along frame edges needs contact. Bird droppings, tree sap and construction overspray all need to be worked at. A company that poles everything will leave all of that behind and the glass will look fine when wet and disappointing when dry.

We hand-finish exterior glass rather than relying on a pole and a rinse for everything, because a pure-water rinse does not remove mineral deposits and will not touch anything that has bonded to the surface.

Not all sides of your house get equally dirty, and the pattern here is consistent enough to plan around.

West and south elevations take the most. Prevailing wind carries dust across the metro from the west, which is why homes past Elkhorn and Bennington backing onto farm ground see noticeably more film on west-facing glass after tillage and harvest. South-facing glass gets the most sun, which bakes deposits on harder and makes hard water etching set faster.

North elevations stay damp longest and are where organic growth appears first: the green film along the frame edges that shows up on shaded windows and never on sunny ones. Ground-floor glass anywhere near a sprinkler head is a separate problem entirely, and the one we get asked about most.

Knowing this means we can tell you why one side of your house looks worse than the other, and it means recurring visits get scheduled around the seasons that actually cause the damage rather than at an arbitrary interval.

Freezing is the one people ask about most. Below about forty degrees the working window narrows sharply. Water behaves differently, drying takes longer, and there is a real risk of refreeze on the glass and on the ground under it. We would rather move you a week than do it badly.

There are two ways to reach upper-story glass and both are correct in the right situation.

A water-fed pole runs purified water up a telescopic pole to a brush head. Because the water carries no dissolved minerals, the glass is left to dry without being squeegeed and it dries clear. It is the right tool for second and third stories, for glass above a conservatory or a deep planted bed, and for anywhere a ladder would either be unsafe or would damage the landscaping.

A ladder and a squeegee still wins on reachable glass and on anything needing detail work, such as heavy build-up, painted-on residue, or a frame that needs hands on it.

The wrong answer is using one for everything. A crew that only owns poles will leave detail undone; a crew that only owns ladders will either skip the high glass or take risks on it.

Weather, rescheduling and the rain guarantee

We work through most of what Nebraska produces. Light rain is not a problem. Clean glass does not spot from rain, it spots from the dirt already on it. What stops us is wind above a safe working threshold on poles and ladders, lightning, and temperatures low enough that water freezes on the glass before it can be cleared.

Purified water, and why it dries clear

The technical part of exterior work is worth understanding, because it explains why some methods leave spots and some do not.

Ordinary tap water in Omaha carries roughly ten grains per gallon of dissolved minerals. When a droplet of it dries on glass, the water leaves and the minerals stay. That is a spot, and it is the same mechanism that causes sprinkler spotting in the first place. Washing glass with tap water and letting it air dry guarantees spotting.

Purified water has had those dissolved solids removed. It leaves nothing behind because there is nothing in it to leave, which is why a water-fed pole system can wash glass and simply walk away from it. It is also mildly aggressive as a solvent, because pure water actively wants to pick up dissolved material, which is part of why it cleans well.

On reachable glass we still squeegee, because a squeegee finish on ground-floor windows is faster and lets us work the frames at the same time. The method follows the situation rather than the other way round.

Do you clean exterior only if that is all I want?

Yes. Plenty of customers do exterior-only in between full visits, and we are happy to quote it that way.

Will you work in winter?

Within limits. Below roughly forty degrees the working window narrows and there is a refreeze risk, so we schedule carefully and will move a date rather than deliver a poor result.
