Glass in Omaha has its own problems

Omaha covers everything from century-old Dundee and Bemis Park homes with true divided-light sashes through to new build out west. The constant across all of it is the water: MUD lime-softens the city supply to about 10 grains per gallon, so anywhere a sprinkler reaches the glass you eventually get mineral spotting.
Left long enough that spotting stops being a deposit and becomes etching in the glass itself, which needs polishing rather than cleaning. On any recurring plan we take it off while it is still a deposit, at no extra charge.

What does window cleaning cost in Omaha?
We quote by counting panes and looking at what sits in front of them, not by square footage. A six-over-six house in Dundee with exterior storms can run more than a larger place in Millard with eight big windows. Send photos of a couple of typical windows and we can get close over the phone.
Can you get the hard water spots off, or are they permanent?
Depends how long they have been there. Surface deposit lifts with a mild acidic treatment. Once the mineral has bitten into the silica the glass is etched, and polishing improves it without bringing it back to true. We test one pane and show you the result before you commit to a whole house.
Do you clean windows through an Omaha winter?
Exteriors yes, on the milder days. Once it is cold enough that water freezes on the pane before it can be pulled off, or the wind is up, the job comes out worse than it went in and we reschedule rather than fight it. Interiors run all winter.
Will pressure washing wreck the brick on my old Omaha house?
It can, if someone drives pressure into the joints. Century-old mortar scours out in seconds, and once it is gone water gets behind the face. We wash across joints at a pressure the mortar tolerates. If the joints are already open we will tell you the wall needs a mason before it needs us.
Can you get old oil stains out of a driveway?
Partly. Fresh oil sitting on the surface comes up with degreaser and heat. Oil that has been soaking into the pores for years has gone deeper than any cleaner reaches, so the honest result is lighter rather than gone. We run a test patch first so nobody is surprised by the outcome.
Do you wash roofs?
No. Roof cleaning is its own trade with its own risks, and we would rather send you to somebody who does it every day than learn on your shingles. We stick to windows, gutters and the surfaces below the roofline.
How often do gutters need cleaning in Omaha?
Twice for most houses with mature trees over them, once in late June and once after the leaves finish. On an open lot in a newer development, one well-timed visit usually does it. We will tell you which of those you are after we see what comes out the first time.
Do you do the gutters on the garage as well?
Yes, and they usually need it more than the house does. Alley garages sit under the same trees and nobody has looked at them in years. Where the spout dumps against the slab we point it out, because that is what tips a garage corner over time.
Water comes back up out of my downspout. Can you fix that?
We can find it. On older Omaha houses that spout often ties into buried clay tile that has cracked or filled with roots, so the gutter is clear and the underground line is not. Clearing buried drain lines is a plumber's job rather than ours. We photograph what we find.
