Mature canopy on the bluffs, and gutters that have been up a while
The mature canopy through the older neighborhoods and along the bluffs puts a heavy leaf load on the roof, heavier than most of the newer Sarpy County developments see. Combined with the river-valley damp, that debris does not dry out and blow clear between rains the way it does on an exposed site. It stays wet, breaks down, and turns into the sludge at the bottom of a trough that people are surprised by when they finally look.
The systems themselves are the other half. Gutter that has been on a house for thirty or forty years has usually developed something: a separated seam, hangers pulling out of soft fascia, a run that has sagged into holding standing water permanently. Standing water in a gutter is a weight problem as well as a drainage one, and a sagging run gets worse on its own schedule.
We photograph all of it and tell you what we find. We clean gutters, and we do not sell replacement or guards, so there is no version of this where finding a problem earns us anything.
Trough size is the part nobody brings up. A lot of Bellevue houses still carry the narrower gutter and the small downspout that were standard when they went up, and a smaller cross-section plugs on a fraction of the debris a modern five-inch run would shrug off. Same tree, same leaf load, twice the failures. That is not a defect and it is not a reason to replace anything. It is a reason to clean more often.

Wait for the oaks to finish
The mature canopy through the older streets and along the bluffs does not finish when the maples do. Oaks hold on for weeks after everything else has gone, sometimes into December, so a clean booked for early November on one of these lots is a clean you end up paying for twice. We would rather push your date back three weeks than take the money and explain afterward.
There is a hard stop at the other end, though. Wet leaf litter sitting in a trough freezes into a solid block, and clearing that block without opening a seam on a forty-year-old run is not really possible. So the fall visit has to land after the oaks and before the first sustained freeze, which is a narrower window than most towns get. Worth putting on the calendar early.

No, and anyone who tells you otherwise is selling something. Ice dams form when heat escaping into the attic melts snow on the roof and that water refreezes at the cold eave. Clear gutters let the meltwater leave, but the cause is insulation and ventilation. That is an attic job.
